An Energy Performance Certificate (EPC) is required by law when a house is marketed for sale or rent. It is the responsibility of the seller/landlord to obtain an EPC.
The EPC provides ratings for the energy efficiency and carbon dioxide emissions of the property taking into account the way the building is constructed, insulated, heated, ventilated and the type of fuel used.
Around 27% of the UK's carbon dioxide emissions come from domestic homes.
The certificate includes a Recommendation Report with suggestions to reduce energy use and carbon dioxide emissions, and gives potential ratings achievable if the suggestions are implemented.
Ratings are on a scale of 'A' to 'G', with 'A' the most efficient and 'G' the least, ratings are provided alongside a graph similar to that used for domestic appliances. The average efficiency rating is currently 'D'.
To obtain an EPC a qualified Domestic Energy Assessor (DEA) must conduct a survey of the property, create the report, and produce the EPC.
